2010 Tax Assessments have arrived here in Manistee County!

With the decline in both State Equalized Value and Taxable Values, it is very important that your 2010 property tax assessment paperwork carefully to make sure your tax assessment accurately reflects the value of your property.

If you feel your property is over assessed, you only have a short period of time to protest your assessment with the local Board of Review. The review boards meet in March, but dates vary by each municipality, so be sure to contact your local assessor.

Beat the winter blahs this weekend with the first-ever "Frostbite HomeGrown Saturday." in Manistee. The event is scheduled for this Saturday, Feb 20th in Downtown Manistee. It's meant to be a fun, family-oriented way to beat those mid-winter blues and enjoy our community. Activites will take place from 12 noon to 4:00pm on River Street.

There's music, a chili cook-off, snowman contest and a winter beer garden. Sounds like a blast!

My all time favorite event in Manistee is the Victorian Sleighbell Parade. In all my years, I have only missed one of the parades. In 2008 I went to New York City with my girlfriends and I often tell people that the tree in Rockefeller Center does not compare to the gigantic tree pulled by horses down River Street in Manistee, Michigan during the Victorian Parade. I'm dead serious!

This year's parade will be Saturday, December 5, 2009 at 5:30 pm. If you are reading this - YOU MUST ATTEND! Why? You won't find a more unique Christmas parade where...

Everyone wears Victorian period clothing. And I do mean everyone - practically every person from Manistee is in the parade!
All entries in are decorated with live greenery, cloth ribbons, etc. No plastic allowed. I love it!
There are lots of horses, as no motorized vehicles area allowed, with the exception of automobiles built prior to 1901.
All music must be live and from the Victorian period.
All lighting in the parade is in the form of candles, lanterns, oil lamps, etc.
Nothing is distributed in the parade - that's right, NO CANDY. I love it and my kids don't even miss it!

Remember, the Manistee Victorian Sleighbell parade starts at 5:30 pm on December 5th downtown on River Street in Manistee, MI. Hope to see you there - I'll be riding in the Coldwell Banker carriage.

A special Valentine's Day dinner in Onekama!

It's rare that my husband and I get an opportunity to go out to dinner in the Manistee area without our kids, but this past Valentine's Day we booked a babysitter, paired up with another couple and headed out for a grown-up meal.

When dining out during the off season, when just a few local restaurants are open, the question we ask ourselves is: "Where should we go out to eat in Manistee County?"

This year for our romantic dinner, we headed to Shay's Chophouse in Onekama for a delightful meal at a fantastic price.

Overlooking Portage Lake in Onekama, Shay's features premium steaks and chops, nightly specials and a full bar with an extensive wine list. The owner, Rick Shay, is a former personal chef and an awesome cook.

The food was absolutely superb -- it was so good, I couldn't help sneaking a few bites from every plate.

Here's what we had:

Beef Tenderloin Kabobs ($13.95) Presented with black bean & garlic sauce. So tender & delish!

Chicken Tetrazzini ($12.95) Free-range chicken breast sautéed with mushrooms and garlic in white wine cream, tossed with linguine, topped with parmesan and baked until golden brown. Need I say more?

As for my dinner, I saw an incredible-looking plate of food being delivered to nearby table and pointed it out to my server. He informed me that it was their parmesan whitefish entree, and with only three orders left, it was going fast.

Even though I hadn't yet ordered my drink, I asked him to hold one for me. For just $16.95, he brought out the fresh Lake Superior whitefish topped with Shay's own parmesan crust and baked to perfection.

In addition to offering a superior dining experience, Shay's is also a great place to find evening entertainment such as live music and comedy shows.

Friends & family have put together a spaghetti dinner, which includes garlic bread, salad & beverages. The cost is $8 for adults, $4 for children under 10 and kids under 5 eat free.

"How much will the taxes be on this home?"

This is a question that Realtors hear with nearly every showing that goes well.
There are different tax rates throughout Manistee County, with rates in the City of Manistee being higher due to the services that the City offers. Additionally, primary residences get a tax break, with second homes and vacant land paying 18 mills more. This just adds to the confusion, especially with out-of-state buyers.

I typically give people a range, by giving them the amount they'll pay if the tax assessor values their home at the full purchase price and the amount the current owners are paying. But with bank-owned properties, foreclosures and declining values in some areas, it can be complicated to guess what the taxes will be after purchasing.

And what's the simplest way to estimate what the taxes with out knowing the formula or tax rates in a particular area? The good news is that the State of Michigan has a handy website where it's figured out with the click of a button!
