"How much will the taxes be on this home?"
This is a question that Realtors hear with nearly every showing that goes well.
There are different tax rates throughout Manistee County, with rates in the City of Manistee being higher due to the services that the City offers. Additionally, primary residences get a tax break, with second homes and vacant land paying 18 mills more. This just adds to the confusion, especially with out-of-state buyers.
I typically give people a range, by giving them the amount they'll pay if the tax assessor values their home at the full purchase price and the amount the current owners are paying. But with bank-owned properties, foreclosures and declining values in some areas, it can be complicated to guess what the taxes will be after purchasing.
And what's the simplest way to estimate what the taxes with out knowing the formula or tax rates in a particular area? The good news is that the State of Michigan has a handy website where it's figured out with the click of a button!
